Bus has been used as an AirBnB Glamping experience with annualized revenue of $29,800 but special permit from the County was denied forcing me to sell. At $59,000 purchase price, I estimate this investment can yield a 38% return on investment (“IRR”) and nearly 3.0x cash on cash returns.

All the amenities you need to camp comfortably in style: 30 Amp electric hookup, propane water heater, minisplit and roof unit heat/AC, full kitchen, indoor dining, and half bathroom.
Enter the bus through the double swinging doors and up the stairs. There you are greeted 38 feet of awesomeness. Quickly you will see the wood burning stove and lounging area – a bench with plush cushions and pillows to enjoy a morning coffee, evening drink, and lots of laughs.
On the right side of the bus you will find a fully-stocked kitchen with all the pots, pans, dishes, utensils, (and space) for anything you want to whip up. There’s a huge sink, butcher block countertops, and enough cabinets to store everything securely out of site. An electric, two burner stove top is coupled with a 3-in-1 microwave/convection oven/air fryer.
A dining booth which seats 5 and work desk grace the left side of the bus. If a rain shower passes through during your visit, you’ll still eat and play comfortably in this spacious area. At bed time, this space converts to sleep two kids or adventure-seeking adults.
Past the kitchen and family room you find a set of bunk beds the little kids with love, with night lights for bedtime stories.
In the middle of the bus you’ll find a half bathroom with a composting toilet and single vanity sink with mirror. There is no shower on the Green Giant. Leaving this out created space for everything else!
At the back of the bus is the master bedroom with a Queen size bed and memory foam mattress. There are enough cubbies/cabinets in there to keep everyone’s clothes out of the way, maximizing living space for everyone in the bus. The master bedroom and bunk beds have curtains on the windows for privacy.
The bus is air conditioned and heated by a mini-split (heat and air) in the bedroom, an AC unit at the front of the bus, and the heat from the wood stove for chilly fall and winter nights.
Bus has about 26k miles on it. It is titled and driveable on public roadways once you remove the wood stove chimney (which is easy to do).
